Phuket Owner Guide exists because finding reliable, independent information about property management in Phuket is nearly impossible. Almost everything you read online is written by companies trying to win your business.

Why We Built This

I bought my first Phuket villa in 2017. I was based in the UK at the time — excited, a little nervous, and completely reliant on what the management company told me. I had no way to verify their claims about occupancy rates, no benchmark for whether their commission was fair, and no idea what I should actually be getting for my money.

My first management contract was a disaster. High commission, poor communication, guests I'd never want in my property, and a maintenance markup that would make a plumber weep. I switched managers twice in the first two years before I found someone I trusted.

What I needed — and what didn't exist — was an honest, independent resource. A place where owners shared real experiences, where commission structures were explained clearly, and where you could compare companies based on actual data, not their own marketing copy.

So I moved to Thailand permanently in 2019, and I started building it.

What We Do

Since 2019, we've personally visited or contacted over 40 property management companies in Phuket. We've interviewed their clients, reviewed their contracts, mystery-shopped their response times, and tracked their performance data year over year.

We've also spoken to hundreds of foreign property owners — British, Australian, German, Singaporean, and many more — about what's working and what isn't. Their experiences form the backbone of everything we publish.

Our guides are written from direct knowledge. Our rental yield data comes from aggregated market sources, not what a management company wants you to believe. Our ROI calculator uses real Phuket figures, not optimistic projections.

Our Editorial Policy

Phuket Owner Guide is editorially independent. We do not accept payment for listings, recommendations, or "sponsored content" disguised as reviews. When we refer you to a management company, it's because we believe they're genuinely good — not because they've paid us.

We may receive a referral fee if you sign a management contract through our recommendation. This fee comes from the management company, not from you, and never influences which companies we feature. Companies that perform poorly are removed, regardless of commercial arrangements.

If you have a negative experience with a company we recommended, we want to know. That feedback directly affects our recommendations.
